We have carefully planned a development with the intention of creating a quality residential development. It is our intent to create conditions which will enhance the value, desirability and attractiveness of the development. These Covenants, Conditions and Restrictions are not designed to unduly restrict or limit buyers or builders but rather protect the development from homes that may reduce or detract from the value of other homes within the development.

  • Home size, excluding porch and garage, shall be 1600 square feet or larger on the ground floor.
  • All homes shall be of quality material and workmanship on permanent foundations with no less than 2, and no more than 4, attached garage stalls.
  • All homes shall be built on site and no manufactured, pre-built or movable structure shall be moved onto any lot. Pre-built stick framed homes can be discussed with developer.
  • The front of the home (road frontage) shall have a minimum of 20% masonry. Masonry includes brick, stucco or rock stone.
  • All driveways and sidewalks shall be concrete or masonry. Sidewalks are required on all lots.
  • Roofing material shall only be “architectural“ grade, dimension Composition, or slate type shingles. Wood shakes may be allowed.  Minimum slope of 6/12.
  • No lot shall be replated or subdivided into a smaller lot unless the Developer consents.
